Property Property Property

I realised that there is a lot of interest (among my cyber friends) on property development. I am planning a series to tok kok on 6 properties development projects i.e 2 in KL, 2 in Singapore and 2 in Shanghai.

Now, I just hve to sort out how to post pictures into this blog........er.....er......:D

Never say never.....

I went to the Traffic Police Singapore HQ this morning to sort out my driving license issue. Since they decided not pick up my call yesterday, I was all gear up to give them hell. When I was there, I found out that my Malaysian license had expired. So I said "tiu lor....I have to come again....". But I decided to give it a try and prayed damn hard that the girl (not auntie this time) would not spot it. SURE ENOUGH, she found it. So I said to myself again "tiu lor....I have to come again...". She called her supervisor and told him that my malaysian driving license had JUST expired, if he could counter sign my form, there should be no problem. The supervisor looked at me and said ' Never do this again ha' and signed the form. Of course I said 'Certainly, SIR' (but deep down in my heart I was like, wei...who wants to apply license twice?). The whole process including the Q time was only half an hour. Most importantly, the girl and the supervisor did not give me that kind of look like they had done me a big favour. They just got on with it......

I felt so ashamed again......Here is the guy who had been cursing you since 24 hours ago...now you treat me like this....sigh.....So I decided to look at how many laws (Christian 'rules') that I have broken:-

Very efficient meh?

I think I am getting old. I bitch about everything. Or I am just in a bad mood? I dun know......

I have been trying to convert my Malaysian license to the Singapore license since last year but still have not gotten it (I am not kidding. But last year november la)

Let me teach you something new (but I doubt it would be useful to you....but please read on anyway...). If you want to convert your Malaysian license to the Singapore one, you have to first sit for the Basic Theory Test. To do that, you have to go to this ulu place called Ang Moh Kio which is just about 2 million miles away from where I stay. I went there last Nov and told the auntie that I wanted to sit for the test. Aunty said, ok, the test date is 4 Jan 2005. Wei, hello, that is 2 months later wor? Yeah, but that is the only available date.

Since I need a driving license to sell my butt (dun ask me about the relationship of the 2), I had no choice but to wait for 2 months. I sat for the exam on 4 Jan and when I was leaving the test center, I asked the uncle.

"Uncle, when will I received the result?"

"2 weeks"

I fell off my chair and vomited. Uncle did not give a damn.

OK, I waited for 2 weeks and did not receive a damn thing except some very annoying credit card bills and cable TV bill (bloody hell, not even the Victoria Secret brochure sent to previous tenant). Did not receive.

Called the center, Auntie 2 said she could not do anything and asked me to call this number in Singapore 6547 6037 to check it out.

I HAVE BEEN CALLING THIS NUMBER SINCE THIS MORNING AND NO ONE PICKED UP.

(now I know why I am so cranky)

Innovative My Foot

Innovations to lift Malton brand profile By Angie Ng
MALTON Bhd, in working towards raising its brand profile, will build more innovative residential projects, including gated communities in the Klang Valley, to cater to the growing interest in such homes. According to Malton sales and marketing director Steven Lim, the group will focus on launching more innovative properties at affordable prices.

I almost choked to death when I read this article. I dun want to sound like a bastard, but Mr Steven Lim, gated communities is anything BUT NEW. You really cannot call this ‘innovative’. It was the Tan & Tan and SP Setia who first doing that in Malaysia. ALSO, the New Yorker started doing it 1950s ….

If I may remind him, it is 2005 this year.

Ahem…..

Sprawl is the biggest enemy of urban planning. If you go to places like Kepong, Sri Damansara, Cheras and Ampang etc, urban planning is almost non-existence.

You might say, ah…how about Sri Hartamas? If you put your hand over your heart (or somewhere else), you would say – IT IS THE SAME. It is just more high class kind of Sprawl.

Where is the community center? Where is the park? Where is the need-based shopping area? When is the place where people can interact and communicate? Where is the WET market? Where is the eye-ball street level safety? Where is the security?

I have been working in various brothels in various countries. I am sad to say that Malaysia has one of the worst urban (and suburban la) planning. Even the Damansara Utama/Perdana/Mutiara are not well planned.

Ok, lets give credit to where it is due. The Desa Park, Sentul West and East and North Hammork etc are decent projects. But that is IT.

I have a dream. I dream that one day, Tun people, Tan Sri people, Datuk people, YB people can alllllllll wake up and look into our community problems…..

A good day...

Today, I decided to rip off my boss. I mean, I decided not to do a SINGLE work but just browse internet.

I visited many blogs randomly and it made me feel bad. REALLY BAD. No, I am not feeling guity of not working. I just feel ashamed.

Many blogs are very well designed. They put a lot of effort in the wall paper, the techie links, the applications etc. Some even have a theme for their blog like saving the nature la, volunteer works la, alllllll those noble thing.

Their english is also very good. very fluent and descriptive and deep (I mean, I could not understand what they were saying...). Damn 'geng'....

Then I came back to my blog. Full of rubbish and nonsense.... The most annoying thing was that...I like it this way...That is why I feel bad..... :D

Tiu lor, I 'mud cannot be stuck to the wall' laaaa.......

Ok ok I have to do something, otherwise I will 'out-day' la....tomorrow I will post the photo of Pamela Anderson, then people sure like this blog.....

Shares Buy Back.....

I nearly forgot that this blog is supposed to tok about Malaysia financial issues...... ......I have been busy toking kok and nonsense in the past few weeks..TODAY, I finally WAKE UP...ok la...feel guilty liao...and found this interesting news:-

Pos Malaysia sells more treasury stocks
POS Malaysia & Services Holdings Bhd said it had sold 100,000 of its treasury shares to the market for RM268,000, further adding to the number of its treasury stocks sold since the start of this year. In a disclosure to Bursa Malaysia, the company said it sold the shares at prices ranging from RM2.66 to RM2.71. Following the sale, the company still held 35.998 million of its own stock as treasury shares, it added. In a separate announcement, Pos Malaysia said it had sold 490,000 of its treasury shares to the market for a total of RM1.35mil from Jan 1-20 at prices ranging from RM2.69 to RM2.82. – AFX-Asia


I did not have anything better to do just now so I went to the KLSE website to see how much those directors bot those shares for....You know what I found? I found an audited report in Bahasa Malaysia. There isn't the English translation version. I don't want to sound like an arsehole but I really cannot read BM very well. Don't laugh at me, try this - What is Syarikat Bersekutu? What is Instrumen kewangan diiktiraf di dalam kunci kira-kira? Don't cheat, I know you also dunno....:D

I can imagine this foreign analyst sitting at say Morgan Stanley in Singapore. If he had to analyse this, he would fall off his chair, and roll on the floor for at least 3 min. HE HAS NO CHANCE. Obviously, POS Malaysia is not interested in foreign fund manager.....

Wei, What am I toking about? I am supposed to tok about TREASURY STOCK. You see, many people keep harping on the point that company should never do shares buy back (shares that are bot back by company are usually held as 'Treasury Stock') because they make a mess out of it. The most obvious example is the MPI share buy back which cost money. Company seldom got it rite. They should not be. Because they know the company inside out.

Our friends in POS actually did nto mess it up. According to the Malay (tiu lor...am I racist??) Audited Report, they bot it at average of 2.20. They sold it for 2.60+...not bad, considering they hold it for 3 years.

For me, company should do share buy back. Not only it signal the confidence of the company directors, it also reduce the cost of funds. Ah...one more thing, if you have ESOS, share buy back is actually a hedge to this ESOS....ahh...u did not know leh.... See, if I issue ESOS and the share price run up, any ESOS exercise will dilute the share price. The Treasury Stock actually serve as a buffer to play down this dilution.

Dun say I never teach you something new....

Hero Ventures Sdn Bhd has been receiving an average of 10 applications worth more than RM20,000 a month for its online company registration services, its managing director Rustum Ali Khan says. He said the popularity of its website,
www.ReadyCompanies.com, was growing as many applicants wanted to avoid the queues at the Registrar of Companies’ office at Putra Place, The Mall, in Kuala Lumpur.

I am very proud of this dude Rustum Ali Khan. He knows how troublesome it could be when you want to set up a company and go all the way to putrajaya etc.

I recently went to apply for my new ic and also went to the ministry of transport to sort out my license issue. Actually, it is not as beureucratic (wei, I beh hiao spell this la) as I first thought. You actually DO NOT need to pay someone to do it for you (RM 10.....my mum paid..she said, pay RM10 and no need to Q...I am proud of her.....:D). The government department is actually quite efficient.

The only problem is that the notice board does not 'notice' you anything. There is a notice board, but there is no notice there. You basically have to ask just about 3000 people to learn the rite way of doing it...

I am thinking of writing a book which teaches the ways to sort out 100 most common application etc with the Malaysian government. But I only know 2 at the moment - apply IC and convert license. If you know the rest of 98, please let me know.

BTW, try to visit the ReadyCompanies.com, it is certainly one of the ugliest website I have ever visited. I am glad that they still survive.......

Checking drop in foreign students - ...... ....Dr Shafie was commenting on a report in StarEducation on Sunday that Malaysia currently has only about 23,000 foreign students, a far cry from the ministry’s target of 50,000 by this year.

The report also highlighted that other countries in the region, such as Singapore and China have come from behind and are now attracting a higher number of foreign students. Singapore, for instance, has an enrolment of 50,000 foreign students while China, from where most of our foreign students come from, recorded a foreign student enrolment of about 77,715 in 2003. ......

Dr Shafie said his ministry had initiated several new schemes to attract more foreign students, such as allowing part-time employment.

“The permission for them to work is among the measures we have put in place to remain competitive,” he said.

You know what? This is the first time I agree with the measures of our government (no la, I agree to some others as well la).

We SURELY cannot compete with Singapore and China in terms of QUALITY of education. We only have MICKEY MOUSE universities in Malaysia. The best that we have are Uni of Nothingham and University of Monash. I am sorry, but both are SECOND CLASS universities. Don't believe me? Let me tell you what they have got over here in Singapore - Chicago Business School, MIT (they have a link program with NUS!), Carnegie Miller (if I can spell this correctly...), INSEAD (from France), Warwick (UK) etc etc who are TOP universities.

(I feel shy......)

We certainly cannot compete in pricing. NOONE can be cheaper than China.....and those who go China (I guess mostly HKer or Taiwanese or Singaporean)

So we have to find our way, one way is certainly allowing them to work. Now, they can work in the KTV legally and they need not RUN when there is 'operasi'. What a brilliant idea!!!! Can reduce social crime somemore....

I know this post sounds sarcastic, but I really think that allowing them to work is a good idea. Because we really cannot compete on other fronts......unless we make them all study Islamic Studies....which is our strength. At lease we are more moderate in Islamic teaching than some other reported countries....

I wonder when will the Government wake up and improve our education system....sigh.....sighh

Back to reality....

JOHOR BARU: The Government should drop the KTM Berhad land issue from its bilateral negotiations with Singapore, as the matter was disadvantageous to Malaysia, according to Johor Baru MP Datuk Shahrir Samad.

He said the issue was a bane for Malaysia as Singapore appeared to be using it to push for issues benefiting the republic to be resolved first. He also suggested that the proposed new bridge to replace the Causeway be scrapped and the funds instead be used to develop infrastructure in the state.

“I do not see why we should harp on the KTM land issue when I am sure we can do without the land. We need to be practical and get our priorities right. “I believe that if the two issues are taken out of the talks, we will be on a level playing field,” he told reporters yesterday when expressing his views on the Malaysia-Singapore bilateral discussions.

To be honest, I really have no idea what our MP was trying to say. It was difficult to get his point. The only impression that I had was that he was not keen to solve the problem. He does not understand the way to do negotiation. When you take out the 2 key issues of the negotiation, what is there to talk? The water thing again ah? If our MP has used the causeway before and understand HOW SLOW THE MALAYSIAN KASTAM IS, he will know that WE DEFINITELY NEED A NEW CAUSEWAY. OR we HIRE just about 200% more headcounts at our KASTAM.

Our MP also suggest that Johor Baru should be the last stop and not tanjong pagar. Does he have any idea how many Malaysian are using the train?

THIS MP HAS THE TYPICAL GOVERNMENT OFFICER ATTITUDE. HE JOB IS TO MAKE LIFE DIFFICULT FOR OTHERS.

I really do not want to go through the list of who is right and who is wrong between Malaysia and Singapore (er...er....naturally I feel that the Singaporean are asking too much la...). But I see the importance of the bilateral relationship between Singapore and Malaysia. If our government officers do not have anything clever to say, please DON'T SAY it.

People will laugh at you........

Cat Fight

Last week, I said there was nothing interesting to blog.

This week, the tide has change. Our Malaysia 'most influential blogger' - Jeff Ooi (if they have this 'most good looking blogger', it would have to be me....) has engaged 2 journalists from Sun/The Edge in a 'war'.

I like it. I like to see cat fight when 3 grown up pussies cherry pick on every notable lines of what others' have written and comment on it and accuse the other side.

'Na..see you wrote 'Malay, Chinese and Indian' in the sequence, you must be racist'

'Look, you spell 'advice' as 'advise', you cannot be a journalist'

'Why did you blog in english, shouldn't you blog in Malay to respect our country'

(I am just giving some constructive advice to these people so that they can argue longer)

I just want to sit back, relax and watch....

Developed Nation.....

If you have access to Taiwan cable channel, you will watch a lot of report re a girl who was asked to change hospital due to lack of facilities in a big Taipei Hospital. This is how the story goes. A little girl was desperately needing a brain operation, but the hospital was full. After a couple of telephone discussion with his subordinates, the Chief Dr decided to transfer the little girl to another h0spital which is approx. 2-3 hours away. The news got into the press' hand and the public. The Chief Dr was wallup like there was no tomorrow. The City Council looked into the matter and a lot of MP seperately condemned the Chief on TV, the meeting etc etc. The mayor of Taipei requested his deputy to look into the matter overnight.

At this point in time, they are still arguing, scolding and debating.

What would happen if this happen in Malaysia? I have no clue. Because our LIFE IS CHEAP in Malaysia. There are so many unqualified dr and some are not too sure if they really want to be a Dr. Or they have no idea what a Dr is supposed to do. I am not surprised. If I am paid peanut, I cannot like my job that much. Imagine you study medicine for 7-8 years. After working for another 3 years, you become a qualified Dr. If you are working in the public sector, you make about 3-4 k a month.

That is less then what I spend to feed my cat.

Can u imagine a qualified Dr when facing his exclass mate who sell insurance or AMWAY but drive BMW?

Something is wrong with our health care. The system is wrong. The reward is wrong. The discrimination is wrong. This is the fact.

Life is cheap. At least the Malaysians' life are cheap.

Do you have a dream?

Do you have a dream? (no Liama, I am not toking about your wet dream with KP and Serena William)

Have you ever thought of doing something which you think is ridiculous, special, silly etc yet you still think that you want to do it. No reason, it is just something you want to do very much.

But right after 1 day, you forgot about your dream. You got caught in the mess of traffic jam, stupid boss, infinite bills, bad relationship etc. You forgot about your dream. You live in a life that you are confined to. You train yourself to be contended with what you have. In other words, you accept reality. Dun get me wrong, I am not saying that it is not good to be contended. I am just saying that you should not use it as an excuse NOT to pursue your dream.

After working in a foodcourt in Singapore for 2 years (for those of you who are new, no la, I dun really work in a food court. I work in a brothel), I have decided to go Hong Kong.

Those of you who know me well, know that this is a very difficult decision for me. But I know this - If I continue to play safe in my life, I will never taste victory or defeat. I cannot accept that.

Junior, are you scared? Hell Yeah. I am a little scared to go. But i am also very excited, a little nervours, a little unsure and etc. It is a very sophisticated feeling. I am scared. But I am not afraid of the challenges.

I dun think the Hong Konger will bully a good looking boy like me....:D
