Good House, Bad House

I have edited this post to add in a bad layout.

One of my hobbies is to go around town visiting different new residential projects. Recently I am very impressed with this new project in China:-

Good Layout

Image hosted by Photobucket.com

This is a very very good layout, if you are working in the property industry, please copy it :D :-
  1. Clever design to seperate the dining area from the living area using a 'corridor' - look at the long arrow I drew, without affecting the 'flow' - very hard to do. That is also the center of the apartment.
  2. Very square layout - very efficient
  3. The dining area comes with a western kitchen set up, can use this to impress your guests and improve efficiency. If you renovate this area properly, it can be very very beautiful. Seperate chinese kitchen (to the north side of the layout) for oily cooking
  4. All the master bed room, living room and study room are facing south.
  5. Although the main entrance is facing the toilet, but this could easily be overcome by a partition...i dun know the word la, but in chinese we call it 玄关
  6. Clever layout to seperate sleeping area from activities area. Privacy maintained.
  7. None of the doors are facing each other

The only problems are (1) no storage room, (2) no maid room and (3) balcony is too small. But for a property with 1300 sf ++, this is very impressive liao.

Bad Layout

Compared the above with this 'what-not-to-do' layout:-

  1. Look at where the Toilets are (red circle or square). It is in the CENTER of the unit. Look, where do you think the 'smell' could go?
  2. Toilet again. The natural window for the Master bedroom toilet is to the balcany. Can u imagine you have some guests who open the door panel to the balcany and you need to 'mm mm'? Isn't that embarrasing?
  3. The door or the Master Room and the other bed room are FACING each other. Customers don't like this from Fengshui perspective again. But it also invade your privacy.
  4. Although the layout is squre but there is a space which is waste (where I put '????'). That is not a good 'coridor' as compared to the good layout.
  5. This type of open kitchen (ie. without a seperate Chinese kitchen for oily cooking) is only 'good to see but not practical'
  6. There is no storage room, wet kitchen. I nearly wanted to jump out and ask 'Where do I put my washing machine and dry my clothes leh?'
  7. The bed in the master room is positioned wrongly. If you were to ly on that bed, you cannot see anyone coming in from the room. It makes you feel very insecured.

Yoda, from Fenshui perspective (I am serious), it is best to "sit north face south". Everyone knows that. The point is if you have a apartment, which part of it should face south? Due to the restriction of the property site and view, many so call 'sit north face south' is not really the case. In this project, you can see that BOTH the master room and Living rooms are facing south, which is rare. Plus, the study room is also facing south. If the designer had a choice, he would NOT have made the Master Room next to the Living room for privacy reason. But for this 'South' reason, he chose to do so. And I agree with his view.

You see, you need sun into your master room to kill bacteria. South is the best as it has no morning or evening son - just ngam ngam.

I am a Christian hence I dun believe in Fengshui (espcially those using funny objects), but I see a lot of logic and common sense in FengShui...

get rid of bad chi good chi mental-ity lah....

feng shui or not, just have plenty of air flow, plenty of light... will get rid of your bad it-CHI-ness

and sun is not stationery all year round... it moves a few degrees so your south facing room may become sw or even se facing at certain time of the year... i mean the sun will still come in, if not morning then it is evening

common sense this, no?

Yoda, personally I also dun believe in fengsui..because I bet a lot of people have added salt and vineger along the way...so many years ago ma...

Re why door cannot face door. This is one kind of 'sat hei'. In mandarin, this is called 'Dou4 Kou3 Sat4' (I am not making this up, this time). It basically says that if your bedroom door is facing your say dotter's door, you are likely to quarrel often. To me, this is about privacy. Imagine your tower is hung outside the room (mine is), sometimes you forget to take the towel into the bathroom, you walked out naked to grab the towel. Obviously you dun want your family members to see your jiao jiao...:D. Look at the good layout example, the master bedroom is cleverly designed to face the study room ....so when you open the door, people cannot see you directly....something like that la....

Lastly, yes. Good Chi is Gucci. Bad Chi is bad gucci. There is no goochi goochi koo...

sorry, I meant the good layout was cleverly designed NOT to face the study room door....
